Check the rules before anyone digs a footing. A small sail may go up without approval, but a bigger one may need a building approval, and some Redlands properties sit under overlays that change the answer. The details are in the FAQ below.
1. LJ Covers: Best Redlands Shade Sail Installer for Locally Made Sails
LJ Covers is a canvas and PVC business on Jardine Drive in Redland Bay. According to its shade sails page, it makes custom shade sails at its Redland Bay workshop, cut to the span you actually have rather than the nearest size in a box. You choose between shade cloth for filtered sun or fully waterproof PVC for a dry space. The team can measure, make, repair and re-tension sails, and it handles commercial sites, schools, clubs and public areas as well as homes. Repairs listed on the page include restitching, corner reinforcement, replacing hardware and re-tensioning. When fabric has gone brittle and chalky from UV, the page says it is usually past saving and the team will tell you so plainly.
- Best for: an awkward span that a flat pack sail will not fit, or an old sail that needs repairs before you replace it.
- Standout: the sails are made locally in Redland Bay, so measuring, making and later repairs come from the same team.
- Worth knowing: the page explains that most sails fail early because of weak fixing points, low tension or the wrong shape, which is worth asking any installer about.
2. Brisbane Shade & Sails: Best Redlands Shade Sail Installer for Posts and Structures
Brisbane Shade & Sails has its office on Hook Street in Capalaba. Its website lists custom and commercial shade sails, shade sail maintenance, shade sail posts and outdoor umbrellas. The site says the business holds a QBCC low rise builder licence with no history of disciplinary action.
- Best for: a new sail that needs its own posts.
3. Sun Safe Shade Sails: Best Redlands Shade Sail Installer for Driveways and Pools
Sun Safe Shade Sails names the Redlands among the areas it services, along with Brisbane, Logan and Ipswich. Its website covers driveway and carport sails, pool sails, garden and privacy sails, and repairs and re-tensions. It says it uses 100 by 100 millimetre galvanised posts as standard, and it shows a QBCC licence number in the footer of its home page.
- Best for: shading a car or a pool at home.
4. Shade and Sail Installations: Best Redlands Shade Sail Installer for Schools and Clubs
Shade and Sail Installations services Brisbane’s northside, southside, bayside and westside. Its website lists new and replacement sails, maintenance and repairs, washing and restitching, and sandpit covers, with schools, kindergartens, councils, Rotary clubs and sport and recreation groups among those it works with. The site says its installers are QBCC licensed and that it gives fixed price quotes.
- Best for: schools, childcare centres and clubs that need shade over play areas.

How We Chose These Redlands Shade Sail Installers
We started with the Google Maps results for shade sails around Capalaba, Cleveland and Redland Bay on 27 October 2026, then read each business’s own website. Here is what each one had to show:
- Shade sail work: each business lists shade sails, plus repairs or maintenance for them, on its own website.
- Local base: each one is based in the Redlands or names the Redlands or bayside on its own site.
- Public reviews: on 27 October 2026, Google Maps showed LJ Covers at 5.0 from 23 reviews, Brisbane Shade & Sails at 4.4 from 73 and Sun Safe Shade Sails at 4.8 from 18. No Google rating showed for Shade and Sail Installations in that search.
- Licence details: we did not search the QBCC register ourselves, so ask every installer for a licence number and check it on the register.
The QBCC has a licence class written for shade sails, which covers building, installing and repairing membrane shade structures, their brackets and cables, and the concrete footings. It also warns against unlicensed handypeople who advertise building work valued at more than $3,330. If you cannot find someone on its register, you can confirm by calling 139 333.
FAQ About Shade Sails in the Redlands
Do I need council approval for a shade sail in the Redlands?
Often not, for a small one. Redland City Council’s minor building projects page says a shade sail needs no building or planning approval if its plan area is no more than 10 square metres, it is no higher than 2.4 metres, its mean height is no more than 2.1 metres and no side is longer than 5 metres. It must also meet the page’s second checklist, which covers boundary setbacks, easements and nearby underground infrastructure. A bigger sail may need a building approval, which a private building certifier can give.
Can an overlay change the rules for my sail?
Yes. Council’s shade sails page says a sail next to an existing house on a residential lot is usually a domestic outbuilding, so planning approval is likely not required. Properties under the Coastal Protection (erosion prone areas), Heritage, or Flood and Storm Tide Hazard overlays may need one. You can check your overlays on council’s Red-e-Map.
Does a waterproof sail need an engineer?
It may. The same council page says waterproof sails may need engineering certification for the tie down and attachment, including the footing, wind loading and material stability. Council advises getting that certification before you lodge an application.
